Sumy is on nobody’s list
Sumy Oblast has no working airport. Ukraine’s airspace has been closed to civil aviation since 24 February 2022. A border oblast under fire is not an early candidate for reopening — which is exactly why the founder names it when asked what the house is for.
The house does not yet possess the capital, concession, certification, or peace this requires. What it has placed on record is a position taken at the founding: the airport as a civic undertaking for the years ahead.
II · Freight first
Not a terminal with a lounge in it
An oblast whose wealth comes out of the ground must be able to move that wealth to a buyer. Bulk grain belongs on rail. The highest-value part of the harvest — seed stock, certified consignments, and perishables — either flies or does not go.

III · The reason
From two days
to three hours.
From London, the journey home takes two days. An airport in the oblast could make it three hours. The articles are explicit: that is not the financing case. It is only the reason.
IV · The approach road
A plan for shade
Plant what outlives the builder
Plant oak and poplar on the windward side to hold the soil, and apple and pear along the inside, so that whoever walks it has something to pick.
The instruction comes from Ukraine’s shelterbelt tradition. The founder’s great-grandfather was among the post-war generation who planted tree lines across the steppe. They knew they would not be the ones standing in their fullest shade.
The airport would be the second time in this family that somebody wrote down a plan for shade they would not sit in.
